However, Campground Success had its challenges to keep content fresh and experts writing regularly.

That seems to be where LinkedIn took over, and Pelland likes the more direct communication with peers and said the group has members, including people running campgrounds and RV parks around the world. LinkedIn expands our reach and has allowed others to offer solutions, he told Woodall s Campground Management.

It s an information portal, an exchange of information and useful resources where people can get answers. Gorin, for his part, isn t as confident about the new format. He believed in the original concept and website format, but when the site wasn t updated as it should have been and people got busy, things changed. Yet, Gorin is concerned that information from Campground Success LinkedIn group isn t always provided by experts.

I think LinkedIn is effective as a communications vehicle, but I think that Campground Success could be more focused and was intended to help connect individuals seeking assistance directly with an advisor who s competency and experience were proven, he maintained. The comments on LinkedIn come from all over and there is no way to really verify the information being shared and who the people are who are sharing.

Here s the gist of a rather typical exchange, viewed on Dec. If so, how do you attract them and what resources do you provide for them? Edward Brooker, Professor, School of Business at Sheridan College: Interesting question, as I have had preliminary discussions with a hospitality business that is considering the development of a camping facility targeting cyclists. I think that the Criteria List that they provide is extremely helpful as a starting place for Campgrounds: campgrounds-checklist.

With that said, I truly believe it can be a great target market. I know he’s got cyclist groups coming through regularly, and he once mentioned to me his participation in the Warm Showers program that caters to cyclists as well.

Christine Grafton, Owner, warcombe farm camping park: We use Sustrans cycle charity and advertise via their network. There is a lot of info about the Tarka trail in Devon near our park as well. We offer special rates if they are not using a car to attract touring cyclists as well as those families bringing bikes.

Get posters and brochures into the shops within a mile radius that sell bikes – that helps too. Finally, reciprocal links to your website. Stephen Crewson: Christine, Those are great ideas. What do you enjoy most about having touring cyclists come into your campground? Christine Grafton: My son and some of his friends are keen cyclists, and I guess I find them to be people who really appreciate the great outdoors.

We enjoy discussing the routes they have travelled and any points of interest they have come across on their journey. They enjoy our private sheltered pitches and use very little space as obviously what they are able to carry is restricted – they therefore take advantage of what we offer here. And they tend not to complain about the great British weather!

Especially last year. They had the electricity turned off due to lack of payment. The cable was turned off. I worked a stint with no computers. How do you work and check people in when you don t have computers?

During the Juntgens time working at the Morgan-owned Indiana Beach, she said, the park went through annual layoffs each October. These weren t seasonal employees common at summer hotspots such as Indiana Beach, she said.

Everyone knows that when they are seasonal, they ll be let go, she said, but these were people that think they ve got a full-time job. In general, they do bring some people back because they can t find people to take their places. But there was no guarantee when you got let go you d be able to come back. Vendors such as Coca-Cola increasingly were paid through collect-ondelivery, Cathy Juntgen said, a payment method favored by vendors who fear that a purchasing company may default on a payment.

Ingrid Landis, owner of Necessities Boutique in downtown Monticello, said the park has increasingly relied on bussing in patrons from outside the area. When those park-goers take the bus home and drive past local businesses outside the park, it represents lost potential revenue.

We re not getting the tourist trade we used to since they ve taken ownership, and it s sad, Landis said. It s very disappointing because it has hurt the local economy. Moser said the park s attendance hasn t changed since his company took over. He declined, however, to provide any attendance figures. Basically we do about the same since we bought the property, Moser said. It hasn t fluctuated much since Jeff VanWeelden, owner of Monticello s Riverside Pub and Restaurant, said local business owners feel disheartened by unfulfilled promises made by Morgan RV.

It was the Spackmans pride and joy, VanWeelden said. When they owned it, it felt like somebody cared about it. Now it s just another asset on the books. Indiana Beach is home to six roller coasters, including the Cornball Express, called the No. In all, 16 former Morgan resorts are now owned by Sun.

The company also has faced controversy in the courtroom. The park paid the entire outstanding amount in April. Moser said these instances shouldn t fuel speculation about Indiana Beach s future.

Indiana Beach would never be affected by the sale or foreclosure of another park, he said. We own over different types of assets, Moser said. Every single one is its own company. None of them affect the others. A lot of people don t understand that. The company did sell a large group of parks, Moser said, but it was a group we did not see the company owning forever.

Unlike Indiana Beach. That s a property we have no plans on selling whatsoever. Mikel Livingston of the Lafayette, Ind. Journal and Courier. Reprinted with permission from the Journal and Courier. Jennifer is a tremendous asset to our team and this promotion will put her in a better position to continue to develop partner relationships that can deliver valuable money-saving programs that private park operators cannot find anywhere else, said Paul Bambei, ARVC s president and CEO, noting that the association s exclusive music licensing program is attracting new members from across the country.

This promotion will also enable Jennifer to continue to develop and implement a fully integrated marketing communication strategy that will help support efforts to promote program participation, encourage member engagement and increase the value of ARVC membership to private park operators, Bambei said.

Schwartz, with more than 20 years of experience working with Fortune companies and national trade associations, joined ARVC two years ago as the association s senior director of marketing communications and partnerships. She said she is looking forward to developing additional member benefit programs while helping the association communicate the value of ARVC s national pricing programs, exclusive opportunities for networking, professional development and educational enrichment, legislative and regulatory advocacy efforts, as well as marketing support through Go- CampingAmerica.

We want our members to get the most out of their membership, Schwartz said. We also want to continue to grow our membership base by consistently providing enhanced value and benefit to it. Schwartz holds a bachelor of science degree in business administration and marketing from the University of Colorado at Boulder.

A Colorado native with a passion for camping, fishing, hunting, hiking and skiing, she typically camps 20 to 30 days a year with her family. Without disclosing an exact dollar figure, he said he s invested multimillion dollars into Indiana Beach this year and that in the park will debut several features that he s not yet prepared to announce.

Neither Moser nor Gallagher would elaborate on the round of layoffs the park implemented in late October, when about eight employees were let go, including Sherry Vogel, director of sales and marketing. Part of her job was to rebuild relationships with the Monticello community that were damaged in the early days of the park s new ownership.

There were seven or eight of us that were laid off in various departments, full time, Vogel said. It was news to me. It was shocking. There really was no reason given. It was Vogel who was tasked with maintaining positive working relationships with local businesses.

For many local business owners, the town hall meeting Moser held in the early days of his ownership of the park remains the only time they ve interacted with him. It s a jarring contrast to what residents were used to. Tom Spackman was accessible. Moser said he would consider hosting another town hall meeting if local business owners felt it would help. As far as not caring for the park, that s a charge Moser vehemently denies.

We re a small, family business, Moser said. I m one of them. I want them to be successful. In , Morgan operated 42 RV resorts in 14 states and billed itself as the largest privately owned operator of RV parks and resorts in the country, according to an archive of the company s website.

Flash forward to present day and, after several foreclosures and the selling off of properties, the company counts just five remaining RV resorts in four states among its portfolio including Indiana Beach. So what happened to the other parks? Some are easier to account for than others. Morgan N. Haley Cook, of ICR Corporate Communications in New York City and a representative for the investment group that has foreclosed on the property, declined comment on the pending sales.

Campground operators can t turn back fuel costs or the aging process but they are discovering that offering onsite storage and complementary ancillary services not only benefits their business but also customers and the industry at large. Malcolm, Barbara and Greg Johnson focused on offering on-site storage not soon after they purchased a acre hay field in Townsend, Tenn.

Phase one of their park project opened in and, like all business owners, they were eager to find ways to grow. Considering their options, the Johnsons developed a storage lot and set a goal of 10 customers. We worked very hard for the first 10 storage customers, calling on local RV dealers, posting flyers, promoting the storage business in our print ads and on our website, said Barbara Johnson.

When we achieved our goal of 10 we looked forward to Building relationships and trust with the local business community and their customer base has contributed to the success of their storage business.

Today all storage bays at the Johnson s Big Meadow Family Campground are taken and this ancillary line of business provides an abundance of steady income throughout the year. Across the country, in the beautiful desert town of Borrego Springs, Calif. The spot gravel storage area opened in the mids and within four years filled to capacity. The lot is a simple storage solution for those that spend the winter in a manufactured home at the RoadRunner Club or as a start or finish to an RV trip for resort guests.

That convenience comes at a price. Wright charges more than twice what the in-town storage facility charges though he does offer a significant discount for a month commitment. Pismo employs six drivers to handle as many as 90 unit moves each day, both within the award-winning park and locally. While storage is more of a guest amenity than a significant piece of business at The Springs and the RoadRunner Club, Wright sees it as a growth opportunity and is toying with additions to the lot.

Investing in covered storage or adding indoor heated storage would certainly pay accordingly, noted Wright. It s not unusual for Jamison s four full-time Big Meadow Family Campground started with 10 storage customers.

Today, all storage bays at the Townsend, Tenn. Big Meadow also offers 20 covered storage spaces and has a one-year waiting list. While Pismo Coast Village guests are the primary focus of the business, the program encompasses storage and delivery within a mile radius including Pismo Beach, Avila Beach and Oceano.

Jamison reports a positive cash flow and anticipates paying a recent land-acquisition note ahead of schedule. Ins and Outs All three parks stressed the importance of providing security and safety in their storage business but approach it from different angles.

Wright s property, for example, is surrounded by a block wall and a chain-link gate and is monitored by security cameras. The majority of customers prefer to tow their rigs themselves and have in-and-out privileges. This method works well with the clientele s 30 – February Woodall s Campground Management usage and needs. To assure the guests park in the correct slot we send a staff member out to assist them especially at night, lest they park in someone else s spot then leave the area.

We ve also observed that in addition to collecting the license-plate number for our computer system it may be helpful to have a photograph of the RV with the license in the picture for reference, so we are considering implementing that process, noted Wright. Both types of Pismo Coast Village s storage lots, meanwhile, sport fencing, lighting and video monitoring. With checkout at noon and check-in at 4 p. Drivers are required to have a Class A commercial license and typically have truckdriving experience.

The park carries liability insurance for the drivers, accepting liability while under tow, and allows them the freedom to deem a rig unsafe for towing. In that instance, the park will contact the owner to advise them of the situation and request they rectify it before the rig can be moved.

Also, according to state law, the RV must have current plates. Two dually pick-up trucks are available to tow rigs as near as a site inside the park or as far as another state. Customers who wish to tow their own campers can pick them up in a designated location outside the storage walls with 24 hours notice. Ancillary income opportunities abound if a park chooses to take advantage of them. To Johnson, the sky is the limit, with this side of the business offering plenty of wideopen avenues, and says she may soon be offering maid service and fueling.

She ll determine this by surveying her storage customers via and proceeding based on the feedback. One commonality that everyone agreed is essential is a strong contract that outlines payment due dates, storage rules, insurance requirements, liability limits and lien actions if the customer defaults on payment or abandons the RV.

It s important to have a good contract, people will try to hold you responsible for things out of your control, Jamison remarked. You may even wind up having to salvage and sell an abandoned RV so make sure you are clear in your agreement and understand your state s laws, he continued.

Extras and Advice Certainly storage lots don t produce the income of nightly sites but, overall, they can be a very lucrative, low-maintenance line of business if you have the space available.

Mowing, weed eating and pest control replace the headaches of sewer line backups, electric issues and Wi-Fi woes. An end-of-season Hi Lift aerial check for open vents helps prevent water damage to units stored at Pismo Coast Village. If we have the keys we ll go in and do a lock down. Otherwise, we ll contact the owners, said Jamison. He also suggested impressing the importance of good pest control inside the stored RV with the customer in an effort to avoid raccoons, rats, ants and other pests that can ruin a rig, as well as educating customers on dealing with regular maintenance to keep their unit looking good and operating properly.

Johnson, Wright and Jamison affirmed the value of this line of business. Campers who can no longer park their RV beside their homes, folks who can t afford the high cost of fuel, travelers who can no longer drive RV storage has become a substantial source of revenue at Pismo Coast.

The lots also are available to local dealers housing excess inventory. Evanne Schmarder WCM generate revenue! They have 6, volunteers for the event. I was surprised how big it was. It s a huge event. We re talking about , fans in a very small area, Bob Drakeford said. Their campground is about 18 miles from the tournament site, and we have the only vacancies left, he said in early November.

It s a busy push for the retired couple. This year they had 27 full-hook-up RV sites and 20 tent sites, plus a yurt. They have another three yurts and five cabins coming by June, and they plan to have tent sites ready to go for the golf crowds. Sharon spent 35 years as a nurse, and her husband had a varied career of public service and teaching. He retired in from Auburn University. My great-grandfather bought the land in for a dollar an acre. It s acres, we try to keep it in the family and it made sense to try to do something.

It was just woodland. We wanted to have reasons for future generations to keep it, Bob Drakeford said. Their timing turned out to be perfect. They pooled all their savings and sold their house and put the money into the park just before the recession hit.

Now, with six seasons under their belts, Sharon Drakeford immediately volunteers that she enjoys the change. Bob Drakeford isn t as effusive, but said, It was a good decision we made. Looking back on it now, if you go through the ups and downs of running a business, it s OK now.

It wasn t OK through all of it. The learning curve, and we were the first black company to be members of the chamber of commerce. That s no small feat. Plus, Sharon Drakeford added, there are five white families that have run Scotland County for the last years. They did not want us to open up business, she said. Did they feel like pioneers? Oh, yeah, of course, Bob Drakeford said. They also feel like pioneers in some respects in the campground industry. It s a very closed industry, in part because of the high cost of getting in, he said.

To be sure, most campers are great, he added, and members of the regional association were helpful. They were more helpful than anybody, Sharon Drakeford said. We went there for a week and we learned so much. It was so much more open, people were very welcoming, we learned a lot. We also learned that to be a destination park like a Yogi Bear park, we have to be a whole lot bigger and it was a whole lot more work than we wanted to get into.

Still, the industry s demographics are more homogenous than the country s, and he thinks industry groups need to recognize that things are changing. With the demographic shifts of our country, they re being shortsighted. People of color whatever color it is, black, Latino or otherwise are going to be a large part of what your campground hospitality industry s going to be. He points to the growth of cabins across the industry as one indicator that more people want to get into camping, and Kampgrounds of America has reported that their cabin guests are more ethnically diverse than RV campers.

My point is, it makes sense to me that these folks should have, maybe the president of that association a member of the board here at ARVC , he said. If people are coming to you like they re coming to your church or synagogue, make them welcome.

If you want to know about a certain ethnic group, have somebody on your board. During his time as mayor of Carrboro, N. They weren t inherently racist.

It didn t occur to them the effects of what they were doing, he said. The campground industry needs to think outside its normal perspective, he believes.

You remember the book, Who Moved My Cheese? Well, the cheese is moving, and suddenly they re going to find out the pile of cheese ain t there no more. Your industry and your customer base keep moving. Your business is changing. The country is changing, and if you don t change with that, then you re by yourself, he said.
